Q: How does the sourcing process work?
A: Once you register interest, we discuss your requirements, confirm your budget, and take a small deposit to begin the sourcing process. We then locate tailored property options, negotiate on your behalf, and support the deal through to completion — ensuring a compliant and profitable outcome.
Q: How much are your sourcing fees?
A:
Buy-to-Let (BTL) – £5,000 (Pay £1,000 deposit to begin; balance on completion).
Rent-to-Rent (R2R) – £3,000 (Pay £1,000 deposit to begin; balance on completion).
Commercial Properties – 1% of the purchase price, agreed per project.
Members receive 5–10% discounts depending on tier.
Payments & Deposits
Q: When do I pay the sourcing fee?
A: A small deposit is paid upfront to secure your commitment. The remaining balance is only due once we successfully complete your deal. All payments can be made securely online via our Stripe checkout link.
Q: Is my deposit refundable?
A: Deposits secure our research and sourcing time, so they are non-refundable once the sourcing process begins, but they can be transferred to another deal under specific terms.
Investor Support
Q: Do you help with finance or mortgages?
A: Yes — we work with a trusted network of commercial and residential finance partners who can assist with bridging loans, BTL mortgages, and development finance. We’ll connect you with the right specialist for your project.
Q: Can you help first-time investors?
A: Absolutely. We provide mentoring and 1-to-1 consulting sessions designed to help beginners understand sourcing, negotiation, funding, and exit strategies.
Q: What if I already have a property — can you help me manage it or improve returns?
A: Yes. We can advise on restructuring, refinancing, or converting existing assets (for example, from single lets to HMOs or serviced accommodation), maximising yield and market appeal.
